Property portal · what's new

Better every week. Here's what changed.

The property portal is in active development. This is what we've added lately, newest first, in plain words. It's how we build: a short list of what matters to the people who manage buildings, done well, then the next.

Early November 2026

See where the trouble is.

Updated November 4, 2026

  • Nov 2Work orders on the map. Every open job shows up where it is: counts by property over the aerial, then down to the floor with the room shaded. You see where the trouble is before you read a list.

Late October 2026

Jobs that don't fall through the cracks.

  • Oct 30Tested under load, again. With 25 people using it at once, the portal still answered in under half a second, and no login could see another company's buildings.
  • Oct 29Tenants sign move-in inspections on your phone. They read what was noted, agree or flag what they don't, and sign with a finger. They get a copy by email.
  • Oct 29Jobs on the roof. A roof leak or a rooftop unit gets logged on the roof itself, not just "the building."
  • Oct 28The crew sees the room. On a job's phone map, the floor plan shows which room the problem is in, so nobody wanders the halls looking for it.
  • Oct 27One-click common calls. "Too hot," "Too cold" and "Janitorial" for offices and shops; "Dock door" for warehouses. One click fills in the trade, the urgency and the right vendor.
  • Oct 26Past-due jobs get louder. Open jobs turn amber, then red, on a clock that fits the problem: a leak sooner than a paint touch-up. You see the list the moment you sign in.
  • Oct 26Door codes without texting them around. Lockbox, keypad and gate codes, plus notes like "dog in the yard" or "call ahead," show to the crew on the job and disappear when it's done.
  • Oct 26Appointments on jobs. A date and a time window on each job, and the tenant is told when it's set, moved or cancelled.
  • Oct 26Vendors get the job by email. Pick a vendor and they get a link: where it is, what's wrong, and a button to add photos and mark it done. No account, no app.
  • Oct 25Tenants hear about their work orders. A short email when the job is in, when someone is assigned and when it's done. Never your costs or your notes.
  • Oct 25Ready for every kind of property. Homes, apartments, offices, shopping centers and warehouses each get the choices and warnings that fit them.

Mid October 2026

The portal goes out on site.

  • Oct 24Your company's name on printed floor plans. Print a floor, or a building's whole set, ready to hand to a contractor or an owner.
  • Oct 21Utility lines on the map. Water, sewer and gas lines in the colors crews already know, with where each line came from.
  • Oct 21Things a whole property shares. The gate, the pool, the parking lot lights: kept once for the property, not copied to every building.
  • Oct 20Mark it standing next to it. Put an outside meter, shut-off or cleanout on the map from your phone, right where it is.
  • Oct 17Move-in, move-out and routine inspections. Room by room on a phone, with photos and a report ready to print.
  • Oct 14Your own techs and your vendors, on the same job. Each sees just their job on their phone; you see all of it.
  • Oct 13Photos and documents. Photos on jobs and on safety items; leases, contracts and insurance certificates with reminders before they expire.
  • Oct 13What a turnover will cost, ahead of time. When a lease is ending, the portal estimates what turning the unit over is likely to cost.
  • Oct 12Every item checked on its own schedule. The fire panel, the extinguishers and the water heater each have their own interval, not one blanket "once a year."
  • Oct 10Nightly backups. Your data is backed up every night, encrypted, and kept apart from the services the portal runs on.

Early October 2026

The money, and the houses.

  • Oct 10Wells, septic and other house systems. The things a rental house has that an office doesn't, on the map and on the checklist.
  • Oct 5See what each building earns. Rent, vacancy cost and repairs, with a rough return and breakeven for every building.
  • Oct 5Past tenants and rent history, kept automatically when tenants or rents change.
  • Oct 3Rental houses, fully supported, including both halves of the A/C and contacts that fit a household.

September 2026

Where it started.

  • Sep 2026Work orders with a running log, tied to the unit, floor or room, and vendors suggested by trade for each job.
  • Sep 2026Every building on a map, floor by floor, with its shut-offs, alarms and exits where they actually are.
